Working with me: agents, lawyers, accountants, AL operators

I own and run 15 apartments and manage short-term rentals rated 4.81 on Airbnb. Owners hire me to make a property pay more, net of tax and costs. Half of what they need next is work only a licensed professional can do. That is where you come in.

What I send you

  • Estate agents. Owners who decide, after the numbers, to sell, buy or find a long-term tenant. I recommend a licensed agency; the owner signs with you directly.
  • Lawyers. Promissory contracts, deeds, inheritances, evictions, AL licence disputes.
  • Accountants. Owners switching to the reduced rental tax rate, non-residents filing category F, anyone whose rental income is a spreadsheet nobody has opened.
  • AL operators. Short-term rental properties outside the area and size I run myself.

What you can send me

  • The owner who doesn't want to sell after all. A valuation came in low, or the timing is wrong. I make the property earn while they wait, and send them back to you when they are ready.
  • The inherited house. Heirs who cannot agree yet still pay the IMI, which triples once the house is classed as empty. I keep it used, maintained and, where possible, earning.
  • The client with rents and no system. Rent collection, receipts, lease registration with the tax authority, maintenance and deadlines, kept in order for the accountant at year end.
  • The first-time investor. Someone with savings and no idea where yield actually comes from. I show them the net numbers before anyone shows them a property.

How it works

  1. Send the owner my number or this page. Or, with their consent, send me theirs.
  2. I do a free audit and reply to them within 2 business days.
  3. If they need what you do, I tell them and give them your name. No fees, no strings, either direction.

Why this is safe for you

I am an advisor paid by the owner. I do not hold an AMI licence and I do not do mediação: no listings, no viewings, no commission. Every sale, purchase or tenancy goes to a licensed agency the client chooses.

FAQ

Do you pay or take referral fees?

Neither. I am paid only by my client, a fixed fee. That keeps my recommendation honest and keeps me clear of mediação, which I am not licensed for.

Will you ever compete with my agency?

No. I do not advertise properties, run viewings or look for buyers, sellers or tenants. When a client of mine sells, buys or needs a tenant, a licensed agency does it and the client contracts it directly.

What happens to the client after you refer them?

They stay yours for what you do. I keep doing only what I do: the numbers, the property management and, where relevant, short-term rental operation.
