Free yield and tax audit: what the property earns, what it costs, what it should earn

Most owners I meet have never seen their property's numbers on one page: the income, the real running cost, the tax rate they are paying versus the one they could pay, and the rent or nightly rate the market actually supports. The audit puts them there.

What the report contains

  1. Current position. Gross and net income last 12 months, all running costs, net yield on today's market value.
  2. Empty-property exposure. Whether the house could be classed as devoluto, what the IMI increase would be, and what insurance and squatting risks are uncovered. See the empty-house guide.
  3. Tax options. Rental income at 25% versus the reduced rates for longer contracts, the short-term rental simplified regime, and the deductions you may not be claiming. See 25% or 10%.
  4. Market comparison. What similar properties in your street rent for long-term and short-term, with occupancy, from live listings and my own bookings.
  5. Three scenarios. Keep as is, long-term let, short-term let. Net figure for each, after tax and management.
  6. Recommendation. What I would do with the property if it were mine, and what it would cost with me.

Why I can do this quickly

What it is not

It is not a valuation for a bank or court, and it is not a sales pitch for a short-term rental. For some properties the honest answer is a long-term tenant, or selling.

What do you need from me?

Is this tax advice?

No. It shows which legal options apply to your case with the numbers. Your accountant files the return; I am happy to talk to them.
