An empty, unwatched property in Portugal costs money every month it sits there: triple IMI after a year classed as empty, a burst pipe found in April, a squatter you learn about from a neighbour. I visit, I fix, I report, and I keep the paperwork on time.
What is included
- Monthly inspection with photo report. Every room, the water meter, the electrics, the terrace drains. You receive the report the same day with any action needed and its cost.
- Keys and access. One set with me, logged every time it is used. Trades never get the keys unsupervised.
- Maintenance. My own plumber, electrician, pool and garden teams, the same ones that keep my 15 apartments running. Quotes before work, invoices in your name.
- Utilities and bills. Water, electricity, gas, internet and condomínio paid on time and reconciled. I keep consumption above the level that lets the council class the house as empty.
- Tenants and guests. Long-term tenant screening, contracts registered with Finanças, rent collection, deposit handling and check-outs. Short-term rental is a separate service.
- Deadlines. IMI instalments, IRS rental income, AL licence obligations, insurance renewals and condomínio meetings. You get a reminder, I get it done.
- Emergencies. Water leaks, break-ins, storm damage. I am there within hours, not weeks.
What I do for my own 15 units
I run every one of my apartments with the same routine: inspection on a fixed day each month, meter readings logged in a spreadsheet, one trusted trade per job, and a quarterly check of every tax and licence date. The service you buy is that routine applied to your property.
