Selling for a flat fee: keep the commission

The sale savings calculator on the home page is not a trick: at 5% plus 23% VAT, selling a €400,000 apartment through a typical agency costs €24,600. Much of that pays for a shop window and a brand, not for the work your sale actually needs. I do the work for a fixed fee you know before you start.

What is included

  • Pricing. Comparable sales from the land registry and portal history, not a number chosen to win the listing and cut later.
  • Preparation. Repairs, deep clean, staging with what is already in the house, energy certificate, updated land registry and tax documents.
  • Marketing. Professional photos and floor plan, listings in English and Portuguese on national and international portals, a one-page property brochure.
  • Viewings. I show the property, in person, and report after every viewing with the buyer's feedback and position.
  • Buyer screening. Proof of funds before a second viewing. No time wasted on tourists.
  • Paperwork coordination. Your lawyer drafts the promissory contract; I keep the certificates, the condomínio declaration and the deadlines in order for the deed.

Why fixed, not percentage

I have bought and sold my own apartments in the Algarve for years. The work to sell a €250,000 flat and a €600,000 flat is almost the same. A percentage fee charges the second owner more than double for the same hours.

Who this suits

Owners who already have a lawyer, or will use one, and want someone on the ground to run the sale properly without paying a shop-front commission. If you need a licensed agency to act as intermediary, say so and I will tell you honestly.

FAQ

Are you an estate agent?

No. I am a property owner and manager, not a licensed estate agency, and I do not act as an intermediary between buyer and seller. I prepare the property, run the marketing and viewings for you, and coordinate your lawyer and notary. The contract is between you and the buyer.

Where is the property advertised?

The main Portuguese portals, international portals for UK, Irish, Dutch and German buyers, and my own network of owners and former guests.

How is the fee set?

A fixed amount agreed before we start, based on the work involved, not on the sale price. You see the number in writing. Part is paid at launch, the rest at the deed.

What if it does not sell?

The launch fee covers photos, listings and the first 90 days. There is no success fee if there is no sale.
