What the calculator leaves out
- Wear. Short-term guests wear a kitchen and sofas out in three years. Budget it in the running costs line.
- Your own use. Short-term lets you keep summer weeks; long-term does not.
- Licence risk. AL rules change by municipality. Long-term rules change at national level and less often.

What occupancy should I expect in the Algarve?
A well-run two-bedroom near the coast does 60 to 70% over the year: full from June to September, 30 to 40% from November to March. Inland and without a pool, less.
How is short-term rental taxed?
As business income (Category B). Under the simplified regime a fixed share of gross income is taxed at your marginal rate; the calculator uses 35% of gross. Confirm your case with an accountant.
How is long-term rental taxed?
25% on net rental income, or 15%, 10% and 5% for longer leases. The calculator uses 25% by default; change it if you sign a longer contract.
